The REIT rules shape the strategy

Describe how REIT distribution and asset-income rules affect capital allocation and management decisions.

The reframe: REIT rules are operating constraints. A REIT owns, operates, or finances income-producing real estate. Its structure gives investors access to real estate income without buying buildings directly, but it also changes how managers think. Because REITs distribute most taxable income, they cannot assume they will fund every attractive project from retained earnings. That makes external capital access part of the strategy.
